When you buy any house that is listed by a full service brokerage in the local association's MLS® system, the listing brokerage will pay a portion of the commission to the brokerage/sales rep who actually sells the home.
So when I write an offer for you on a property, even though I am working for YOU, the SELLER's brokerage will pay commission to Jag Realty and I.
One time this may not apply is if the home is a private sale, with no brokerage working for the Seller. In this situation, commission will be negotiable and MAY need to be paid by the Buyer if the Seller is not willing to co-operate.
Most private sellers recognize that they need to pay commission to a buyer's agent, so this is a less usual situation and there are different ways we can deal with it should it happen.
